Loom Realty's California Broker of Record pricing starts at $500/month for Management & Leasing service, the primary tier for property management companies, leasing companies, rental operators, and owner-operators. Sales Only service is $1,000/month for approved scopes, and Sales + Management is $1,500/month for approved mixed operations. One-time onboarding is $500 for Management & Leasing, $1,000 for Sales Only, and $1,500 for the combined service. All tiers start with an initial 3-month agreement, then continue month-to-month unless the written BOR agreement states otherwise. Straightforward activity-based fees apply when a trust fund account is subject to monthly oversight, a lease is fully executed, or a sales transaction closes. DRE filing fees are separate and paid as required by DRE.

The monthly tier covers recurring broker supervision. The following fees apply only when the related account or transaction activity occurs. Execution or closing determines the applicable fee; broker supervision, compliance checkpoints, and issue escalation occur through the applicable workflow rather than as an after-the-fact-only file review.
Ongoing broker supervision of trust fund handling and the monthly reconciliation process, including required reporting, examination of submitted reconciliation records, exception follow-up, and retention of broker supervision records. The client or its bookkeeper remains responsible for timely preparation of the ledgers, reconciliation, and underlying accounting records.
Broker supervision of leasing activity and material lease documents through the leasing workflow, with compliance checkpoints, required issue escalation, and filing, retention, and maintenance of brokerage records.

Property management pricing stays simple: there is no separate per-unit, per-property, or percentage-of-rent fee for routine property management supervision. DRE filing fees, banking fees, and independent third-party costs remain separate when applicable.
Loom Realty does not provide escrow services, escrow compliance services, business brokerage broker-of-record services, M&A brokerage support, or generic residential sales team recruiting. The primary fit is a California property management, leasing, rental-operator, or owner-operator business that needs broker supervision and DRE compliance infrastructure.
Management & Leasing clients can start with a $1,000 initial payment: $500 onboarding plus the first $500 monthly service fee. Activity-based compliance and record fees are billed only when incurred. DRE filing fees are separate and paid as required by DRE. Start early enough for BOR agreement paperwork, insurance documents, and DRE paperwork to be complete before your target launch date. For a May 1 BOR launch target, signing around March 1 is a cleaner planning window.
